What couldnt be taken into account is if the investors monies is already "live" albeit with construction whacking ahead fair assumption it is.
In that case they're getting into negative numbers already with no income from the development for another 3 months at least |

In addition we've all done at least basic maths at school. You've seen the borrowings you've seen the interest rate you've seen the 5 years repayment On average across booze its a 100% mark up. Start adding staff costs at minumum salary. Start adding maintenance, liability insurance and you're 90% there as a complete layman. You dont need me to work it out for you |

People are getting half a per cent in Banks and yet McGuire wont release a business plan unless you're sat in front of him offering you 10 times that amount of interest Hallett put £6 million in supposedly into the Grandstand at 3% If the GTs was such a good bet why didnt he pop a million on a cheque at 5%. Further words superfluous |
