In case anybody is worried that JB may just set up fences and knock something down to say HHP development has started, there are still a number of conditions from the planning Application that have to be signed off before work can commence including agreement of the modifications to Outland rd junction and horseshoe access road Can't see that the value of the land would change much as precedent for planning has been set, otherwise PCC would have potential for having used £400K HHP plot as security for £800K balloon payment loan (how are those deals with creditors going?). |

| Just thinking aloud here...
That 800k loan is secured against the land and guaranteed by the owners of that land but is being paid for by the club.
If ownership of the club changed then the owners of the land would still be personal guarantors for a loan over which they had no influence regarding payment.
If the club then stopped paying then the land would revert to PCC ownership, Brent would not be able to build on land he did not own and the club could then expand into that land as it wished because it is unthinkable that PCC would object and it could use the money that it was supposed to be paying the loan off with to do it...
What incentive is there for a new owner of the club to keep up the payments on the loan? None that I can see. Quite the reverse.
Surely this practically binds transference of ownership of that land into any deal that might eventually be done to sell the club? In effect if Brent sells Argyle he has to simply give that land to the council and payments for the 800k loan would be stopped.

| On similar tangent to HHP / Bretonside Planning issue, PCC planners have suggested approval for Lidl store plans for the old Plympton Megabowl site at next weeks planning committee.
This is despite Morrisons having planning approval for the plot next to it since May 2013, which their last statement in June 2014 say they remain committed to.
Also a sign that PCC Planning has been relaxed as previously the Megabowl site has been designated for leisure purposes only. |

There's one right by Tesco at Woolwell, the Co-Op on Wolsely Road and another by Iceland on the Broadway as examples. Locating them must be either PCC strategy or their strategy. Their modus operandi is to let one of the big four go through the hurdles and hoops of finding sites, going through public consultation and planning hurdles and then piggyback in at the end. There isn't much the pioneer can do about it, they take all the flak and incur the costs. This lack of capital expenditure is, as I understand it, one of the principle reasons for them being able to undercut the big four on in-store prices too. |
