| Makes it even more important to have a supporters bar and other outlets to bring income into PAFC.

Does anybody know exactly what sort of grandstand it will be? (Because I don't.)
I'd like to think that AFT is all over the council on this one so that it can at least have some input because the official announcement will soon be made and then it'll be too late. |

Which'll be sad if it transpires to be accurate. The old Grandstand when it was first built must have seemed fantastic to the public back then. Pcc should give the new stand the Wow Factor, but they wont, it Will be very very Village, very Plymouth. |

| How can they say what the rent will be when there's no details, nothing, nada available?
It wasn't that long ago our rent was sommat like £18k a year. They used to say Plymouth never wanted a successful team, never wanted to be top flight etc ...

Brent's attempt to force an inadequate stand on us was one thing but at least he was paying for it himself (well he wasn't but y'know what I mean) but this is being done with PCC's money which means that as a council tax payer it is my money and I'm guessing the money belonging to most of AFT's members too.
And apart from AFT who is there that can put the case for what fans might want?

| How can PCC possibly give the stand any more WOW factor? The more expensive the stand the more rent PAFC will have to pay. If PCC invest in the grandstand they will be legally obliged to obtain an open-market rent or at least a rent that is sufficient to repay the capital expenditure within a normal commercial timeframe (25-35 years). SFD's figure suggests the cost of the grandstand will be roughly the same as the cost of the HHP proposed grandstand (8 to 10 million). What I would say is 400K is more likely to be the increase in rent not the total, you will need to add the existing rent to that, so PAFC will be paying approx 530K a year in rent if this goes through.
A Council built stand does highlight the good bit about the HHP scheme and that was PAFC getting a facility with which to boost matchday and non-matchday income at negligible cost to the club. I get all the stuff about limiting future growth etc but this is even worse. |

| So why bother? Refurbish what we already have?
We're being ripped off at that price. There's some good examples of larger stands at a fraction of Jimmy's proposals, Hibs for example. Given what could be included, it's not adding up. |

| I'm pretty sure I was told "the rent will be..." not "the rent will increase by...". It doesn't really make much difference which it is; either way it's a big increase.
Then again if the outstanding repayments for the outstanding admin debt are taken care of by the £800K loan then it's not quite such a significant hit.

| if they build the stand from the clusterfuck then ok fine ill accept it begrudgingly but only on the strict condition (that is put in writing signed by lawyers and witnesses) that the stand can be extended/expanded and the corners remain available for the club to build stands.
If they simply build it small then i rather they didnt bother. |

Who would take up lease on a football stadium apart from Argyle? I think the 'open market' rent would be practically nil without Argyle bidding. So I'm guessing the amount needed to repay the capital expenditure is a more likely figure. And... I'm not sure your figures are correct on how much the rent would need to be? |

I was thinking the same. Obtaining an open market rent, when there is only ever going to be one party looking to take the lease isn't exactly the strongest bargaining position. That said, there will obviously have been preliminary talks between the club and PCC regarding this, which is no doubt how the 400k figure has come to be aired.
