Oh, I don't know. I certainly have more questions now! The PASB is dead??? JB's lip doesn't quiver, tremble or buckle? Prices will go up in the new ministand? Bikers are not welcome? Parking charges on matchdays? Lots of money to be made at the expense of the club? Buy a 10M asset for 2M and save the club 160K per year? If bought back, the club would own the ground? (Who owns the club?) A lot of "institutions" are involved? All these institutions care deeply about Argyle? No school unless the government pays for it? Supporters bar "working with others"? Akkeron are in the process of examining the responses to the 70 odd packages that form part of the overall contract for HHP. This is an involved process and requires negotiation on each of them to fix the contract price before any work can commence. There is still work to do on this but it was anticipated that it should be complete in a few weeks time.
Assuming all the contracts are signed and negotiated then there is a two stage process in respect of the grandstand. Firstly, all the alternative temporary accommodation (offices, changing rooms, corporate facilities etc.) has to be erected and made available for use. Most if not all of this will be in the exterior concourse corner between the Devonport and Lyndhurst. At the same time a full asbestos survey is required for the Grandstand. Given its construction date it is likely to contain dangerous asbestos that needs specialist assessment and theme a method statement for removal. The second stage is that if asbestos is found then it will require specialist removal and the grandstand will not be able to be demolished until this is complete. It will mean occupants of the grandstand being moved across to the Lyndhurst or Devonport significantly before demolition.
James Brent confirmed that the space termed 'community facilities' in the planning application (about 17,000 ft2) IS set aside for the studio school. A decision on public funding from the Government is expected in the next couple of months. James Brent confirmed that the redevelopment of the grandstand was not contingent on the studio school going ahead but did not say what use would take its place if grant funding was not forthcoming.
James Brent said that about three quarters of the HHP development has been pre-let but did not confirm whether that applied to the underground car park. He acknowledged that the Car Park Management plan for HHP had yet to be resolved ( with the Council). He confirmed there was an intention to include a supporters bar but did not make it clear whether this was sole access .for grandstand users only or for anyone else who could then access the rest of the ground.
James Brent confirmed that he had received either approaches or enquiries about selling the football club(I cannot remember the exact phrase used). He determined that he would only sell if it was in the best interests of the football club. I asked him specifically about whether he intended to exercise his option to purchase the freehold from the Council in. October 2016. He confirmed that it was his preference to do so. I expressed concern that this meant ant subsequent owner ( thinking of Todd and Gardner) may have a different view about revenues and rents to the football club. Whatever the calibre of a future owner it is a risk that in the wrong hands the future of the club could be at risk and that surely it would be better to ensure that the Home Park stadium forever rested in public hands. I am not sure James Brent agreed.
For some to say that nothing of importance was said at the meeting I find incredulous. I for one was grateful for the opportunity to ask testing questions without notice and get for the most part straight and direct answers. More please. It really was worthwhile. |

HHP Nominee have also been transferred the original HHP plot (car park area), so appear have all the land required to build the development as freehold. While the benefit of the new build can come to PAFC (which is good news), it seems the corner of the stadium is no longer owned by PCC.
Tim I still don't understand how the school will benefit the club beyond the "students" "gaining" "work experience" in the " magnificent 2-tiered" stand instead of "workers" being "paid" "wages". There is something that really sticks in my craw when I see vastly wealthy men proclaim the benefits of people working without pay. It just isn't right. |
