James Brent defends £50m developments planned around Argyle stadium
CENTRAL Park campaigners have been accused of making "misleading and provocative statements" about plans to develop Argyle's stadium.
Argyle boss James Brent last week published further details of a £50million scheme to build a new grandstand for the club. The ambitious project will also have an ice rink, ten-screen cinema, a hotel and shops and restaurants.
Janice Hunt, acting chair of the Friends of Central Park, went on the offensive, attacking Mr Brent's Akkeron Leisure company over the scheme. But last night Akkeron hit back at Mrs Hunt's claims.
A spokesman said: "The proposed development sits predominantly within the existing car park of Plymouth Argyle and not in the middle of Central Park. The development is contained within the legal boundary of the club. The plans do not, and cannot due to planning rules, include fast food outlets."
He said the development was a similar height to the Life Centre – not seven times higher than Marsh Mills, as claimed.
It would have a footprint about 60 per cent of the Sainsbury's development at Marsh Mills. No one has yet given Akkeron permission to proceed with the development. This is what the democratic planning process is all about," the spokesman said.
"The proposed development does not contravene any of Central Park's covenants – because it is not in Central Park.
"There has been widespread consultation with all interested parties and local stakeholders over several months, including constructive meetings with the previous recent leadership of the Friends of Central Park on March 21 and the Central Park Community Forum on April 18. Consultation with all interested parties will continue not just during the planning process, but beyond and into any sanctioned construction phases.
"The proposed access road into the development is the existing concourse and on land already within the use of Argyle. It widens on the east side to allow entry to the car park, but remains within the legal boundary."
The spokesman said that building on unremediated brown space or unkept areas within Argyle's boundary on the edge of Central Park meant that Cottage Field – which is zoned to be built on under the current area action plan – would not need to be developed.
"The proposed built area is less than a quarter of the green space currently zoned for development, that is Cottage Field."
He also rejected claims that the new development would be a 24-hour operation.
"The Argyle Fans Trust have also confirmed that they are not opposed to the development. Andy Symons, chair of the trust, has confirmed that: 'I don't know of any Argyle fan who doesn't want to see the grandstand replaced – it's served its purpose but is now well past its sell-by date'."
The Akkeron spokesman said: "It is disappointing to see that the acting leadership of Friends of Central Park has issued misleading and provocative statements after we enjoyed constructive meetings with their predecessors.
"The proposal provides for significant investment (over £1.1million) to make improvements to Central Park.
"We look forward to the continued consultation process and hope that this will be based on fact and not speculation or misinterpretation.
"We have no doubt that our proposals are good for Central Park, for the city of Plymouth, and for Plymothians."
Janice Hunt denied issuing misleading statements, saying she will stick to her belief that "the perception of it is like putting Marsh Mills into the middle of Central Park."
She said: "Of course they are coming into the green space at the back of the park. I don't know what they are talking about.
"We object to the fact that they are encroaching on the main green space, I don't know how they can deny that.
"We are more than happy to meet with them and discuss the issues."
